11.25 acre certified organic berry farm with farmstand & homesite.

Sunshine Valley Berry Farm is a familiar and cherished landmark just north of Rochester, Vermont, where Scenic Route 100 winds through open fields and mountain views that feel largely unchanged for generations. Since 2007, this 11.25-acre farm has been thoughtfully operated using only organic practices (certified organic since 1999), growing into one of the region’s most beloved small farms. The property includes 2,000+ mature blueberry bushes, 1.5 acres of raspberry bushes, and an active apiary. A well-built farm stand — equipped with freezers, display refrigeration, sink, shower, and restroom — has long welcomed locals and visitors alike.

Supporting infrastructure includes electric and internet service, a walk-in cool room, wood stove, two interconnected drilled wells, and two engineered septic systems. At the rear of the property, a gentle knoll rises above the fields — an ideal homesite overlooking the farm, the Green Mountain National Forest, and Marsh Brook below. It’s easy to imagine a home there, watching the light shift across the valley in every season. You can begin building straightaway as water, sewer, electric and telephone are all in-ground already! Rochester is one of Vermont’s quietly vibrant small towns, centered around a classic green and home to a well-loved library, gallery, bakery and coffee shop, café, grocery, hardware store, and the widely celebrated Maple Soul restaurant. Outdoor recreation is woven into daily life here. Mountain biking trails begin at the base of the property, and one of the area’s favorite swimming holes lies just across the road. Sunshine Valley Berry Farm is ready for its next chapter. Farm machinery and equipment are available separately for those who wish to continue its agricultural legacy.

Mature plants and quality soils.

The soil is mostly fertile Prime Agricultural sandy loam with a south-westerly aspect, sloping slightly from NE to SW. The farm operation has been certified organic since 1999, and planted with 2000+ perennial berry bushes. Fallow areas are either grassed, cover cropped annually, or allowed to grow wildflowers for biodiversity and pollinator forage.

Farmstand or temporary housing

The farm includes a lovely farmstand with multiple access points for people and equipment. It has been outfitted with a walk-in cool room, as well as a toilet, shower, sink and woodstove. It shows pride of ownership and could most certainly be converted to a temporary living space while one builds a home.
